Last weeks stats - 20 Dec - 26 Dec

SFH: Min 2 beds & 2 baths priced between $375K & $775K in the four core municipalities of Victoria, Oak Bay,Esquimalt, Saanich East & Saanich West.

New: 10
Sold: 9
P/C: 4
OM: 8

Average Sell Price: $557,555
Median Sell Price: $540,000

SFH in these areas sold for 91.9% of the original asking price.

Two homes sold for under BC assessed value.

The condo market in these areas was basically dead having almost no activity at all.

More on the debt threat, I am thinking that the gov't will probably do something quite soon.

From watching the market the last few years I will make some half @ssed predictions. Jan and Feb will have more buyer activity than sellers, creating a bit of a sellers market and possible price rises. Things start to even out in March and by May/June things will swing back to a buyers market for a bit.

That is if the gov't doesn't do anything about people who can't afford to enter the market taking monster mortgages.

wow is it new year's prediction time already? looking back at mine from last year:

I can't see the market shifting at all yet since almost all sales are OVER asking. Seems like an extreme sellers market still to me. I predict this time next year we will have prices 5-10% higher, with prime higher by .5%, and inventory 20% higher...we shall see."

Not too bad. Need a bit to think about this years, but it will be decidedly more bearish.

The month started out with number SFD sales of fewer than 320k on Pender Island; however, an on slot of million dollar sales followed to prop the average to about 640k.

157 SFD sales so far, 14 over one million.
